Often times Real Estate agents and brokers solely focus on finding sellers and listing properties even going as far as passing off principal Buyers to other agents. Our team, Total Realty Group, has always had the philosophy of giving our 100% effort to help our clients achieve their goals no matter what route we take.

Total Realty Group represented our client as the Buyer in the purchase of 2901 Raymond Ave, a 3-unit USC Student Housing property. Our team previously represented this Buyer in a successful transaction of 2928 Walton Ave, a 4-unit USC Student Housing property. We had remained in contact with the Buyer through our CRM and marketing program. With our team’s expanded capabilities, we were able to quickly pivot and help our client purchase another property when they were ready.

We set up our client on an MLS listing alert system so that new properties that hit the market would be sent directly to them. After showing our client a few listings, nothing seemed to fit the investment criteria. As soon as 2901 Raymond Ave hit the market, TRG ran the analytics and immediately recommended that this property was a good fit for our client. Our knowledge of the USC market made us aware that this property would be attractive to a number of different investors, we needed to make an aggressive offer.

Our team worked fast to put together the offer and negotiated with the Listing Agent and was able to secure the property in Escrow only after 7 days of the property being on market and beat out multiple offers. We navigated a short due diligence period, scheduling inspections, reviewing diligence documents and working with all the different parties involved to ensure a smooth transaction. From the time 2901 Raymond Ave hit the market, we closed escrow in less than 30 days. Our client has added a high performing USC Student Housing asset to their portfolio.
